the things owners ask us first

do i need resource consent to airbnb in auckland?
It depends on how many nights a year you let the property, whether you live there, and the zone it sits in under the Auckland Unitary Plan. We assess this as part of your free appraisal and, if consent is needed, we prepare and lodge the application — the application fee is waived for new owners. Council fees payable to Auckland Council are separate.
am i locked into a contract?
No fixed term and no exit fee. We ask for reasonable notice so we can honour bookings already on the calendar, and any confirmed reservations are seen through to checkout.
can i still use the property myself?
Yes — unlimited owner blocks. Block the dates in your owner dashboard and we'll stop taking bookings for that window and arrange a clean before and after your stay.
what about gst and tax?
Since 1 April 2024 the marketplaces collect and return GST on short-stay accommodation booked through them, and non-registered owners receive a flat-rate credit. How that flows through depends on your own GST position. We provide monthly statements and an annual summary for your accountant — we're not tax advisers, so talk to yours about your specific circumstances.
what happens if a guest damages something?
Every guest is screened and ID-verified before check-in. If something is damaged we document it, claim through the platform's host protection, and coordinate the repair. We also recommend owners hold short-stay-specific insurance, and we'll tell you what your policy needs to cover.
how quickly can my property go live?
One week from signing for a property that's furnished and consent-clear — photography, listing build and pricing setup all happen inside that week, then we launch. Properties needing resource consent or styling take longer, and we'll give you a realistic date at appraisal rather than a number that slips.
